Real Estate is always a good investment depending on the market and geographical location.
I’m a firm believer in buying multi-family properties, with more than 32 units, instead of single family homes.
There are 3 ways to play the current market with inflation of assets pushing prices to all time highs in most markets.
The first option is to look for apartments in emerging areas that the population is moving to. Either building new in these areas or renovating older properties is the best way to take advantage of the relocation that is taking place with the current pandemic distorting many people, as they look for more freedom in states outside New York and California.
The second option is to see where we are going over the next decade and invest long term. We are headed to smart cities in the future. I believe New York, Los Angeles, San Francisco, and San Diego will all be big hubs and players as they are rebuilt with the infrastructure needed to move to becoming smart cities. Seattle and Chicago also likely fall into this category.
By buying large tranches of properties in these cities now you’ll ensure a large return on your investment as they are rebuilt and their large number of residents return over the next decade.
The final way to win big in real estate currently is by buying large retail department stores and converting them into something else people will need over the next decade as almost all shopping will move online and out of physical locations like malls.
